The Department of Commerce (WA) offers a First a Home Buyers Assistance Package of upto $2,000 to assist buyers with their legal fees.
Prequalify for a loan
Being prequalified for a loan determines how much house you can afford. It also allows you to move more swiftly when you find the right house, especially when you aren't the only interested buyer.

DO your homework!
Visit home opens to get an idea of the type of home your budget will buy. Doing the round of Saturday and Sunday opens may be a pain in the social life, but it will give you a good idea of value when you do find that right home. Only by viewing a number of homes can you get a gauge for whether a property is suited to your requirements.
Connect with a real estate agent
Real estate salespeople are out there appraising homes all the time. We know of other properties that you may not have found out about yet, we also know of properties that will be coming on the market in the coming weeks and can often match a house to you. We may also know of properties which failed to sell and the owners would sell if we had a buyer. If you have a house you need to sell first, we may already have a suitable buyer on our books to make the whole move a seamless event for you.
Features that help or hurt resale value
In some areas, a swimming pool actually detracts from a homes' value and makes the home harder to sell. In neighborhoods with two-car, attached garages, a single-car or detached garage may impact the home sale and future value. A knowledgeable agent will be able to point out features that hurt, as well as those that help, resale value.
Rate the houses you tour

After touring each home, write down what you liked and didn't like. Develop a rating system which will help you narrow the field down to the house that's the best for you.
Refer to your Shortlist
Once you have shortlisted a few houses, call the real estate agents who you viewed the properties with, set up a second viewing and take an experienced set of eyes with you to look over things that you may not have spotted. It's amazing the things that can be missed in the excitement of house hunting!
